One thing I always tell buyers: in the South Denver suburbs each neighborhood provides unique amenities. It’s important to understand the differences because when you’re looking at square footage of homes sometimes the prices don’t make sense. The difference is the neighborhood and what all is included. Gated communities might all seem the same, but the real differences are what you get behind the gate—lot size, amenities, golf, trails, privacy, HOA structure, location and overall lifestyle/community.
Here are 17 gated communities worth knowing if you’re considering a move to the South Denver Suburbs.
Prices below are approximate 2026 price points based on recent sales, listings and neighborhood market data. Smaller gated communities may have only a handful of sales in a year, so prices can vary significantly from one home to another.
1. The Village at Castle Pines — Castle Pines
Typical price point: Approximately $1.5 million to $5 million+, with exceptional custom estates selling for considerably more.
If you want the full gated-community experience, The Village at Castle Pines is one of the first places to look.
The Village encompasses roughly 2,800 acres with about 1,900 homes, five staffed gates and its own 24/7 emergency services team. It feels surprisingly removed from the rest of the Denver suburbs, with towering pine trees, rock outcroppings, wildlife and views of the Front Range.
The amenities are a major attraction. Residents have access to the Canyon Club and Summit Club recreation complexes, pools, tennis and pickleball courts, a fitness center, parks and approximately 13 miles of trails.
Golf is another huge draw. The Village is home to both Castle Pines Golf Club and The Country Club at Castle Pines, although club membership is separate from homeownership.
Why buyers love it: Guard-gated privacy, extensive amenities, custom homes, golf, mature trees and a setting that feels more like a Colorado retreat than a traditional suburb.
2. Glenmoor — Cherry Hills Village
Typical price point: Approximately $2 million to $5 million+, depending heavily on size, renovation and golf-course location.
Glenmoor is one of the best-known gated neighborhoods in Cherry Hills Village and wraps around the private Glenmoor Country Club.
Homes tend to be substantial custom properties with mature landscaping, and some back directly to the golf course.
Its biggest advantage may be location. You get the privacy and feel of a gated country-club neighborhood while remaining extremely close to the Denver Tech Center, I-25 and central Denver.
Glenmoor Country Club offers golf, tennis, swimming, fitness, dining and social activities, although club membership should be considered separately from homeownership.
Why buyers love it: Cherry Hills Village address, gated access, golf-course setting, mature landscaping and an exceptionally convenient location.
3. BackCountry — Highlands Ranch
2026 price point: Median sold price was approximately $1.57 million as of August 2026, with homes ranging significantly higher for custom properties.
BackCountry is one of the best choices for buyers who want both gated living and a long list of amenities.
Located along the southern edge of Highlands Ranch, BackCountry backs to thousands of acres of open space and has some spectacular mountain and city views.
Its private Sundial House serves as the social center of the neighborhood, and residents enjoy pools, fitness facilities, trails, parks and organized community activities.
You’ll find everything from upscale production homes to large custom estates.
Why buyers love it: Gated entry, mountain views, open space, trails, newer homes and resort-style amenities.
4. Heritage Hills — Lone Tree
Typical price point: Around $1.5 million, although homes range from smaller properties to custom homes above $2 million.
For buyers who want luxury and convenience, Heritage Hills is hard to overlook.
The gated Lone Tree community sits minutes from I-25, Park Meadows, Sky Ridge Medical Center, DTC and RidgeGate.
Amenities include two swimming pools, a clubhouse, tennis and pickleball courts, fitness facilities, playgrounds, a basketball court and soccer field.
Heritage Hills also contains several different sections, so the homes and price points vary substantially throughout the community.
Why buyers love it: Location. You get a gated neighborhood with extensive amenities close to Skyridge medical center and close access to DTC, shopping, restaurants or I-25.
5. Ravenna — Littleton / Roxborough
Typical price point: Approximately $1.5 million to $5 million+, with larger custom estates reaching substantially higher.
If you’re looking for a gated golf community that feels unmistakably Colorado, Ravenna should be high on the list.
Ravenna sits against the dramatic Dakota Hogback near Waterton Canyon, surrounded by red-rock formations and foothill views.
The private Club at Ravenna is centered around an 18-hole golf course and also offers a clubhouse, dining, fitness center, pool, cabanas and social activities.
Many of the homes are custom-built and take advantage of the surrounding terrain and views.
Why buyers love it: Dramatic scenery, golf, custom homes, privacy and a setting unlike almost anything else in the Denver metro. It’s picturesque living in Colorado.
6. Buell Mansion — Cherry Hills Village
Typical price point: Approximately $3 million to $6 million+, depending on the property.
Buell Mansion is a smaller gated enclave in Cherry Hills Village built around the historic Buell Mansion.
The neighborhood encompasses approximately 110 acres and combines substantial custom estates with a quieter, more intimate setting than many master-planned communities.
Residents have access to the historic mansion for events, a swimming pool, tennis court, small parks, private roads, Buell Lake, trails and open space.
It’s also just down the road from Cherry Hills Country Club.
Why buyers love it: Large custom homes, a prestigious Cherry Hills Village address, gated entry, beautiful grounds and a genuinely unique neighborhood history.
7. Cherry Hills Park — Cherry Hills Village
Typical price point: Generally multi-million-dollar estates, with some properties reaching the ultra-luxury market.
Cherry Hills Park is for a different type of gated-community buyer.
This isn’t about having a huge neighborhood clubhouse or community pool. It’s about privacy, acreage and estate living.
Properties can be exceptionally large, and the neighborhood appeals to buyers looking for something closer to a private compound than a traditional suburban house.
Why buyers love it: Privacy, land, large custom estates and a premier Cherry Hills Village location.
8. Polo Reserve & Polo Ridge — Littleton
Typical price point: Approximately $2 million to $5 million+, depending on lot, size and location.
This may be one of South Denver’s most interesting luxury neighborhoods. Polo Reserve is a gated enclave of approximately 85 custom homes, generally situated on half-acre to one-acre lots. But what really distinguishes the neighborhood is right in its name: polo.
The Polo Reserve Metropolitan District was actually established in part to finance and maintain the community’s polo fields. The neighborhood’s identity has deep equestrian roots, and the expansive polo grounds give portions of the community a wide-open feeling that is difficult to replicate in suburban Denver.
Some properties also have equestrian features, and the Columbine Polo Club sits adjacent to the neighborhood.
You’re also close to Columbine Country Club, South Platte Park, the Mary Carter Greenway, Aspen Grove , 85, and Downtown Littleton.
Why buyers love it: Polo fields, large lots, custom estates, equestrian character, gated entry and an unusually open setting close to central Littleton.
9. Falcon Hills — Highlands Ranch
Typical price point: Approximately $1 million to $2 million+, depending on the home.
Many people know about BackCountry but don’t realize Highlands Ranch has another established gated luxury neighborhood.
Falcon Hills is located in the northern part of Highlands Ranch and offers larger homes, mature landscaping and a more established feel.
Some homes have impressive mountain, DTC or downtown views, and residents also benefit from the broader Highlands Ranch Community Association amenities, including recreation centers, pools, fitness facilities and trails.
Why buyers love it: Gated privacy, larger homes, mature landscaping and access to the extensive Highlands Ranch amenity system.
10. Highwoods — Highlands Ranch
Typical price point: Approximately $1.5 million to $2 million+.
Highwoods is another gated Highlands Ranch neighborhood that buyers sometimes miss.
This enclave includes roughly 100 homes on private streets, with many homes ranging from approximately 5,500 to more than 9,000 square feet.
Unlike some gated neighborhoods where the gate is essentially the only shared amenity, Highwoods has its own private clubhouse, pool, tennis and pickleball courts and landscaped common areas.
Residents also have access to the larger Highlands Ranch trail and recreation network.
Why buyers love it: Large homes, gated streets, private neighborhood amenities and a convenient Highlands Ranch location.
11. Heritage at Eagle Bend — Aurora
Typical price point: Approximately $450,000 to $800,000+, depending on home type and location.
Heritage at Eagle Bend stands apart from most communities on this list because it is a gated 55+ active-adult community.
The community is built around an 18-hole golf course and has a large clubhouse that serves as the center of its recreational and social lifestyle.
Residents can enjoy golf, swimming, fitness, tennis, pickleball, trails and an extensive calendar of clubs and activities.
Housing is also more varied than in most luxury gated communities, with both detached and attached options.
Why buyers love it: Gated 55+ living, golf, extensive amenities, social activities and multiple housing options.
12. The Villas at Cherry Hills — Denver
Typical price point: Approximately $800,000 to $1.3 million.
Despite the name, The Villas at Cherry Hills is located in Denver, near the Cherry Hills Village boundary.
This is a very different option from the estate communities on this list. The Villas appeal more to buyers looking for a gated, low-maintenance or lock-and-leave lifestyle without giving up a convenient South Denver location. Single Family Homes and Townhomes are patio style with limited yard space for easy maintenance and upkeep.
Its proximity to Cherry Hills Village, DTC, I-25 and central Denver makes it particularly interesting for buyers who prioritize convenience over acreage.
Why buyers love it: Gated access, lower-maintenance living and a convenient location between Cherry Hills Village and DTC.
13. Cherry Hills III — Denver
Typical price point: Approximately $1.2 million to $2 million.
Cherry Hills III is also located in Denver, not Cherry Hills Village, despite the name. This neighborhood features patio style duplexes with little to no yard space. Most homes have a main floor bedroom perfect for people looking to downsize/ live on one level or people who want to find a low maintenance community with a lot of social activities and tight-knit community feel.
Located off University Blvd and Yale Avenue, close to Denver University. This established gated community offers a surprisingly private environment considering how centrally located it is.
The community features mature landscaping, ponds and water features, a swimming pool, tennis and pickleball facilities and staffed gate access. The HOA fees are high, but included is all the amenities, water, sewer, trash and grounds maintenance.
The homes also have a very different feel from newer South Metro construction, which can make Cherry Hills III appealing to someone looking for character and mature landscaping.
Why buyers love it: Central Denver location, gated entry, mature grounds and community amenities.
14. Estancia — Centennial
Typical price point: Approximately $1.5 million to $3 million+, depending on the size, lot and finishes of the home.
Estancia is a gated luxury community in Centennial that offers newer custom and semi-custom homes on larger lots in a convenient South Denver location.
One of Estancia’s biggest advantages is that it gives buyers the privacy and space they’re often looking for in a gated luxury neighborhood without moving as far south as Castle Pines. The community is located near Arapahoe Road and Parker Road, providing convenient access to the Denver Tech Center, Cherry Creek State Park, the Broncos Practice Facility, shopping, restaurants and other parts of the South Denver metro.
Homes in Estancia tend to be substantial, with high-end finishes, larger garages and generous outdoor spaces. The neighborhood has a newer feel than established gated communities such as Glenmoor or Falcon Hills, making it particularly appealing to buyers who want modern luxury construction.
Unlike communities such as BackCountry or The Village at Castle Pines, Estancia isn’t primarily about a large package of resort-style amenities. Its appeal is more about gated privacy, newer luxury homes, larger lots and location.
Why buyers love it: Gated entry, newer luxury homes, larger lots, privacy and a convenient Centennial location.
15. Buffalo Ridge Estates — Castle Pines
Typical price point: Approximately $1.5 million to $2.5 million+, depending on the home.
Buffalo Ridge Estates is another Castle Pines neighborhood worth knowing if you’re looking for a larger luxury home behind a gate.
The community is located near The Ridge at Castle Pines North, which gives portions of the neighborhood a beautiful golf-course and open-space setting.
Homes tend to be substantial, and some properties offer mountain views, larger lots and extensive outdoor living spaces.
Why buyers love it: Gated entry, larger luxury homes, proximity to The Ridge golf course and Castle Pines’ trails and open spaces.
16. The Hamlet — Castle Pines
Typical price point: Around $1 million to $1.3 million, although inventory is limited.
The Hamlet is one of the smaller gated communities in Castle Pines, with only about 60 homes.
That smaller size gives it a more intimate feel than The Village at Castle Pines, and its location near The Ridge golf course is another attraction.
Because there are so few homes, inventory can be limited and annual sales numbers can be very small.

17. The Enclave at Heritage Hills — Lone Tree

This smaller gated section contains roughly 120 patio-style homes and offers a more low-maintenance lifestyle, including community-level lawn care and snow removal. Most homes are one story above the basement.
Residents also have access to Heritage Hills amenities, including pools, clubhouse and recreation facilities.
Its Lone Tree location puts Park Meadows, I-25, light rail, Sky Ridge Medical Center and DTC within easy reach.
Why buyers love it: Gated, lower-maintenance living combined with Heritage Hills amenities and an excellent Lone Tree location.
Which South Denver Gated Community Fits Your Lifestyle?
The biggest mistake is assuming all gated communities offer the same thing.
For golf, I’d look closely at The Village at Castle Pines, Glenmoor and Ravenna.
For resort-style amenities, BackCountry and The Village at Castle Pines stand out.
For privacy and estate living, Cherry Hills Park, Buell Mansion, Estancia and Polo Reserve offer a completely different experience.
For equestrian character and larger lots, Polo Reserve is particularly unusual because of its polo fields and equestrian history.
For easy access to DTC, Glenmoor, Heritage Hills, The Villas at Cherry Hills and Cherry Hills III are worth exploring.
For gated living in Highlands Ranch, compare BackCountry, Falcon Hills and Highwoods—they’re very different neighborhoods even though they share a Highlands Ranch address.
For low-maintenance gated living, The Enclave at Heritage Hills and The Villas at Cherry Hills offer alternatives to owning a large estate.
And for buyers specifically looking for a 55+ gated community, Heritage at Eagle Bend offers a combination of golf, recreation and an active-adult lifestyle.
What Should You Consider Before Buying in a Gated Community?
The gate itself is only one piece of the decision.
Before buying, I recommend looking closely at:
- Whether the community has a staffed gate or automated access
- HOA dues and what they actually cover
- Metro district taxes or fees, if applicable
- Private-road maintenance
- Guest and contractor access
- Amenities included with HOA ownership
- Country club or golf membership requirements
- Architectural restrictions
- Landscaping and exterior-maintenance responsibilities
- Lot size and privacy
- Resale history and how frequently homes actually become available
This is especially important in South Denver because two neighborhoods that both call themselves “gated communities” can offer completely different lifestyles.
